Holiday Gift Ideas That Will Add To Your Home's Value

As a professional realtor, I get a lot of questions about which improvements will ultimately add to resale. Why not get creative with holiday gifts this year and update your home (and your home's value) at the same time!

If your home is looking outdated, or if you are planning to sell in the next few years (or both) here are some ideas for practical gifts that will add to the value of your home and bring pleasure at the same time.   Today’s generation of buyers has a taste for updated homes and the buyers are accustomed to homes with a certain level of style and efficiency.

Window Coverings or Plantation Shutters

Most window coverings  - unless specified otherwise – convey with the property when it is sold.  Carefully chosen blinds, drapes, and shutters can add character and warmth as well as an insulation advantage.  Depending on your budget you can bring a consultant into your home or measure your own windows and order online.

Closet System

Most people would be surprised at how affordable it can be to install a closet system.  Again, depending on your budget, you can invite a consultant into your home to customize closets – or measure on your own and DIY (Do It Yourself)  Organized closets help a home show very well, and the systems are considered an “amenity” for pricing and marketing.

Programmable thermostat

Programmable thermostats improve the energy efficiency of your home, save money on heating and cooling bills, and appeal to the new generation of tech savvy buyers.  Consider a “NEST” system that can be controlled with an app on your smartphone.  Take caution if installing a programmable thermostat on your own – I have learned the hard way that heat pumps require a certain wiring configuration that most amateurs are not familiar with!

Gas fireplace insert

I recently sold a home that had a removable gas insert in the fireplace.  This was a true “amenity” in that it appealed to the purist who wants to “make fire with wood!” and also to the new generation of buyers who want to “just flip a switch.”  If you are not using your fireplace, why not make this improvement and enjoy a few fires this winter?

Vanity

Pedestal sinks are out, and vanity cabinets are in.  It can be important to store extra toilet tissue and soaps in any bathroom used by guests.  Vanity cabinets range from basic cabinets with sink inserts to beautiful furniture with granite or marble tops.  Installing a vanity does not necessarily mean a plumber if you have a good handyman – and an updated vanity adds pop to any bathroom!  Overstock.com is a fantastic resource for vanity cabinets.

Dishwasher

A dishwasher is an appliance that almost always conveys with a property, and it is surprising how excited buyers can be about a nice dishwasher.  I frequently have to encourage buyers to look at the big picture, and not focus on items like dishwashers.  In short, a fancy (and quiet) dishwasher can lure and distract buyers!

Washer/dryer

This is another appliance that typically conveys and that adds “eye candy” to your home during showings.  Newer models – coveted front loads and stainless steel machines – are attractive to most buyers.  Sears has an outlet with floor model sales and many of the larger stores offer “12 months same as cash” options for purchasing.

Wine Cooler

A built in wine refrigerator is the textbook example of an inexpensive item that has a lot of punch when it is time to sell.  These require careful installation as some models have an internal fan system that needs ventilation on sides and/or top.  If installed improperly, they can malfunction or present a fire hazard.

Glass Shower Door

Once you go glass, you never go back.  A glass shower door is an instant bathroom upgrade.  Most buyers prefer the look and the function of a glass shower door to the traditional plastic or fabric curtain.

All of these items will bring enjoyment and cause you to question why you didn’t make the improvements earlier.  So whether or not you are selling now or staying in your home for many years, these improvements will “PAY OFF”
